Asphalt Paving Repair and Maintenance

Asphalt is durable, low-cost, and versatile, which makes it popular for areas such as parking lots and driveways. However, it isn’t indestructible.  Sometimes cracks, potholes, or other damage can appear. Here are a few of the best ways to keep your asphalt paving intact, and the most common methods used to repair it.

Sealing

To keep asphalt in good condition, its best to seal it every few years. Sealing the asphalt protects it from sun and chemical spills, as well as keeping water from seeping in. Most asphalt damage is done by water in freeze-thaw cycles—as water freezes, it expands, which can force the asphalt apart and crack it. Sealing the pavement helps prevent this from happening.

Other Prevention Tips

Water can also be kept out by installing a proper drainage system, which will help avoid seepage problems. Other ways to protect asphalt paving include preventing tree roots from growing underneath it, and ensuring that the pavement is properly installed during each stage of the project. This will keep it smooth, firm, and stable.

Milling Repair

How asphalt paving is repaired will depend on what kind of damage has been done. Milling repair is often done for small areas—the old asphalt is ground down a few inches, and then it is cleaned off. A specialized bonding agent is used to help attach fresh new asphalt to the old surface, and the edges are sealed with tar.

Replacement

In more severe cases, the asphalt may need to be replaced entirely. In this case, the asphalt and gravel base are torn up and totally removed. A new gravel base isv then laid down and compacted before new asphalt is reinstalled. Usually, this is done in two layers that are a few inches deep. After these steps are finished, tar is used to seal the edges.
